REALTORS - love true-crime podcasts? As REALTORS we can’t just listen to these stories, we must make sure we don't become the next episode.


 

Survival guide tips:

 

  • Stranger Danger Protocol: Never agree to a first-time meeting at a vacant property. Make them meet you at the office or a busy coffee shop first. If they make excuses, walk away.

 

  • Suspect Background Check: Use vetting tools like FOREWARN to run a preliminary check and get them pre-approved with your mortgage lender as they will assist in verifying their identity as well.

 

  • Body Language Blueprint: When showing a home, never let the client walk behind you. Direct them from a step back and never allow yourself to get cornered in a basement, garage, attic, or walk-in closet. Avoid those area if you can.

 

  • Digital Alibi: Establish a "buddy system." Before you enter a listing, text a colleague or family member the client's name, the property address, and a specific time you will check back in.
